The homeowners already had a screened lanai and an extended paver patio with room for outdoor furniture. However, because the patio was uncovered and unscreened, the Florida sun, afternoon rain, and insects often kept them from using it as much as they wanted.
MD Construction designed a custom gable screen room that extended beyond the existing lanai and covered the open patio. The result is a larger, protected outdoor space the homeowners can enjoy throughout the year.
Making Better Use of the Existing Patio
Instead of removing the existing pavers, MD Construction incorporated them into the new screen room design. The approximately 26 by 19 foot addition expanded the outdoor living area while keeping the existing screened lanai in place.
New engineered footings were installed to support the structure, along with concrete pads at the screen doors for convenient access to the yard.
Adding Shade, Coverage, and Comfort
The gable roof gives the screen room more height and creates an open, spacious feeling. Three inch insulated roof panels provide dependable shade and protection from rain, allowing the homeowners to leave their furniture in place and enjoy the patio without waiting for perfect weather.
Three fan support beams were also included so ceiling fans can be added for additional airflow and comfort.
Bronze aluminum framing complements the home’s exterior, while screened walls help keep mosquitoes and other insects outside without blocking the backyard views. Sixteen inch woodgrain kick plates protect the lower portion of the enclosure and give the room a finished appearance.
A 7 inch super gutter and multiple downspouts were also installed to help manage rainwater around the addition.
