For this Winter Garden project, MD Construction completed the Covered Lanai to Screen Room transformation in two phases. This approach allowed the homeowners to improve their outdoor space based on their needs and budget at the time.
Expanding the Existing Covered Lanai
Four years ago, the homeowners wanted to extend their covered lanai farther into the backyard. MD Construction added a 15-foot-6-inch by 12-foot screen enclosure, giving the family about 186 additional square feet of outdoor living space.
The project included concrete footings, new pavers, aluminum framing, screened walls, kick plates, doors, and a screen roof. The new enclosure connected directly to the covered lanai, creating one larger space for relaxing and spending time outdoors.
At that time, the screen enclosure provided the features the homeowners wanted. It added usable space, allowed in natural light, and helped keep insects and debris outside.
Converting the Screen Enclosure Into a Screen Room
Four years later, the homeowners wanted more shade and protection from Florida weather. They enjoyed working with MD Construction on the original project, so they called our team again.
MD Construction removed the screen roof and installed a 3-inch insulated aluminum roof over the existing enclosure. Our team also made the necessary framing and door updates.
The insulated roof changed the screen enclosure into a covered screen room. The family can now enjoy more protection from direct sunlight and afternoon showers while still getting fresh air through the screened walls.
